So you think this is the perfect rental home, great. But before you apply and pay the application fee, itâs a good idea to look over our qualification requirements. Letâs briefly go over the highlights. First, you need to be at least 21 to apply, and every other person living in the house who is over 21 will also need to apply. Secondly, we need to make sure that the size of the house fits the number of people living there. Our policy allows 1 person per bedroom plus one more person. So this three-bedroom home can have a max of four people.
Third, we need to know a few things about your background. Weâll check out your credit history. This calculated score will determine your rental eligibility and how much of a security deposit youâll need. Medical debt, pre-foreclosure debt, and past bankruptcies are okay but no open bankruptcies. Weâll look at your income as well. You should know upfront that we require that at least one of the tenant's gross income needs to be at least three times (3x) what the monthly rent is. For example, for this home rent is $1,550 a month, meaning youâll need a gross income of at least $4,650 a month.
Weâre going to check the criminal history of all applicants over the age of 21. Your application can be denied for a number of criminal-related reasons, so be sure to review the list on our website. Weâll also look into your rental history to see what kind of renter youâve been in the past. For example, you canât have an outstanding debt or NSF check with a previous landlord. The fourth item is pets, this home has just been remodeled and as such NO PETS are allowed. Finally, your vehicles must be operational and have current registration.
